Living on the water
Along the beautiful "Campo Santa Maria Mater Domini" square, in the Santa Croce district a few steps from the San Stae water bus stop, we find many Renaissance buildings still perfectly preserved around Venice. An example is "Ca' Barbaro", where the coat of arms can still be read: MALO MORI Q(UAM) FEDARI, (I'd rather die than betray), an ancient venetian motto owning to "Compagnie della Calza" company. We cross the well-kept condominium entrance hall and the entrance door, and we find this cozy and bright apartment on the raised ground floor overlooking a sunny private courtyard. The living room and the large bedroom with exposed beams, plus the double access to the garden, make this property a true oasis of peace in the heart of Venice. Going up a comfortable flight of stairs we access, through the armored door, the charming first floor. We are immediately struck by the beautiful over 3.5 meters high ceili...

We cross the Giudecca canal, landing on the Palanca front. A few steps from the pier an historic palace stands before us, and we notice the reflections of the lagoon drawing lines of light on the façade and on the windows. We cross the threshold of the palace and walk through the inner courtyard up the hallway to the entrance of our property. We walk along a bright corridor with a wooden floor, attracted by the light at the end of it. The extreme simplicity and beauty of the bright hall leaves us speechless. Four majestic windows offer a breathtaking view of the Zattere and all the main monuments of Venice, as far as the Dolomites on clear days. Turning our gaze upwards we notice magnificent original wooden beams and follow them up to the first bedroom, with two large windows with panoramic views. Returning to the living area we pass into the kitchen, which has a utility room. We return towards the entrance to pass into the sleep...
We cross the Sestiere di Santa Croce, a few steps from the San Stae stop, where the imposing Palazzo Ca' Pesaro, now the International Gallery of Modern Art, is located. Crossing a quiet rio we arrive in the enchanting courtyard of the Tintor where we find our property The independent entrance on the raised floor reveals a welcoming entrance with access to the large windowed storeroom with 2.80-metre-high ceilings and to the common courtyard. Walking up the flight of stairs and through the front door, we are immediately struck by the reading room with a balcony overlooking the Rio, which promises intimate moments bathed in the light of the sunset. We continue admiring the glimpses of the water from the large kitchen-living room, continuing to the cozy living room, where the old fireplace awaits us and from where we can enjoy a fantastic open view of the Campo. The two bedrooms and the windowed bathroom complete the first floor of this c...
We reach this villa in the picturesque setting of the Venice Lido, in a quiet but well-serviced location, just a few minutes from the historic beaches of the famous Hotel Des Bains and Hotel Excelsior, which host international events such as the Venice Film Festival. We appreciate the impression of the villa as a typical 'noble residence', with a remarkable façade thanks to its neoclassical architecture and modern interiors, following the recent total restoration. On the inside, we can enjoy the lovely little terrace in the master bedroom, as well as a magnificent terrace suitable for all seasons, which alludes to unforgettable moments, even convivial ones, to be shared with loved ones. The villa is equipped with every comfort, starting with a private lift inside - a feature more unique than rare to find on the so-called Golden Island - as well as state-of-the-art electrical, plumbing and safety equipment and installations. The to...
We reach this wonderful flat on the raised floor of a charming Art Nouveau villa, which we access from the main entrance or from the water entrance directly through its elegant private garden. We enter the property and are faced with a spacious living area: entrance hall, study/single room, dining/living area, kitchen, bathroom and two double rooms. In the basement, which has been completely restored and is also accessible from the garden, we find the other two bedrooms, a bathroom, a laundry room and a technical room. During the visit, we are surprised by the brightness of all the rooms, a natural gift of the open view on all sides. The flat's plant equipment is technological and very modern, allowing ideal liveability, both for short periods - in summer as in winter - and for permanent housing. On the way out, we envision this property as the most suitable for pleasant stays by large family, who enjoy the romantic beaches of the Lido ...
A pleasant five-minute stroll from St Mark's Square and the Rialto Bridge brings us to Campo Santa Marina, a residential area served by bars and a supermarket, strategically central yet sheltered from the hustle of tourist flows. Entering the sotoportego de l'indorador (the doradore is the craftsman who with extreme skill covers frames, masks and various surfaces with gold leaf) we pass the communal courtyard, arrive at the exclusive entrance, climb the stairs and enter the flat. We pause to admire the spaciousness of the entrance, let ourselves be fascinated by the abundant light and the warmth of the parquet flooring; an exclusive terrace to our right, completely exposed, allows us to pause and rest in the sun while listening to the pleasant background noise coming from the canal. We then proceed through the flat and find the new kitchen, a comfortable hallway, the first and second bedrooms, and the first bathroom, new and modern. Bot...

Modernity, brightness and charm
St Mark's Basilica and its bell tower, called by the Venetians 'El parón de casa', i.e. the master of the house, frame what is undoubtedly the most beautiful square in the world. We are behind these two masterpieces of architecture, near Campo San Filippo and Giacomo. A beautiful Gothic building welcomes us with its Istrian stone staircase leading to the fourth floor. Crossing the threshold, a first room opens on the left with a large window facing east. On the right, instead, we are greeted by the beautiful dining room leading to the first terrace, from which we can get a preview of what awaits us a little later. Finally, this first part of the house is completed by a functional separate kitchen. The dining room then leads to the living room, which opens to the left onto the very bright master bedroom and to the right onto the third bedroom, in which a spectacular window frames San Marco. Back at the entrance, climbing a few ste...

A Glimpse on San Martin Church
The Book House
The villa built in 1905 by the famous Venetian architect Guido Costante Sullam, is considered a true architectural jewel. Today, although its appearance has been transformed by subsequent interventions, it retains all its charm: it has an articulated plan, characterised by the constant connection between indoor and outdoor spaces through the wide balustrades, terraces and balconies that occupy more than half of the villa's perimeter, such as the spectacular terrace that opens into an elegant double staircase towards the inner garden. Exterior decorative elements include enamelled ceramics, large polychrome windows and wrought iron with geometric/floreal motifs. The interior is just as unusual, with the rooms communicating with each other thanks to a particular play of light and reflections filtered through the coloured glass windows and an oval-shaped hall opening onto the surrounding rooms, among which the large living area and the ele...
