This spacious, south facing villa is situated just outside the picturesque village of Auribeau. It has an enclosed garden, 1300m˛, with wide terrace for sun bathing by the pool and a covered terrace for outdoor meals by the house. The garden is well maintained and has olive trees and lemon trees, and it is secluded from the neighbours by tall hedges and trees. There is a gate to close off the pool area making it safer for children and there is a barbecue, a pizza oven and four loungers. There is a security alarm for the pool, and gentle steps leading into the water. There is shaded parking space for two cars within the property. The house is comfortably furnished and tiled throughout. It has a large balcony with dining area for outdoor meals making the most of the lovely views.

Accommodation
On the first floor there is a large, open-plan living room with comfortable seating, television, video and French windows leading to the terrace. There is a dining area with an attractive fireplace. The kitchen is well equipped with a 4-ring electric hob and oven, microwave oven, fridge-freezer and dishwasher. There is a bedroom with twin beds, 90cm. There is a bathroom with a bath, hand-held shower, bidet and separate W.C. This kitchen and the bedroom both open onto the terrace. Upstairs there is a bedroom with a double bed (140cm), and another room with a single bed (80cm). There is another bathroom also with a bath, a hand-held shower, a bidet and a separate W.C. At garden level there is another shower room and W.C. with a washing machine and freezer. A cot (with high sides) and a high chair are available upon request. There are fans for the bedrooms.

Auribeau is a small medieval village with one or two good restaurants. The property is situated about 3km from the boulangerie and about 2km from the nearest restaurant. It is about 5 minutes drive from the little town of Pégomas which has good shops, supermarket, restaurants and tennis courts. The nearest beach is at Mandelieu, about 12km. From Mandelieu into Cannes there is a succession of sandy beaches with attractive cafés and restaurants on the beach. Grasse is about 6km. Cannes is also very accessible and is about 12km. Auribeau is about 15km from the Lac de St. Cassien which is excellent for watersports. Nice airport is about 40 minutes drive.
