Les Noyers (named after a walnut tree in the garden) is a very quiet, south facing, single story, stone-built house with spectacular elevated, long-distance and panoramic views. It is situated in a very peaceful small hamlet immediately adjacent to an equally tranquil, unspoilt small village with epicerie. The house is equidistant from the Atlantic and Mediterranean coasts and serves as an ideal base to explore the bastides (fortified towns), churches, abbeys, monasteries and other sites of this very traditional part of rural France. A car (or motorbike) is essential for your stay as there is next to no public transport in the immediate vicinity.

Kitchen: Fully equipped kitchen. Fridge/freezer, hob, grill, oven and microwave. Toaster, electric kettle, crockery/cutlery and all utensils. Double-sink. Glorious views from the kitchen/dining-room - as with every other room.
Utility Room: Automatic washing machine and shoe/boot/jacket storage. Wood storage for stove fire.
Living Rooms: The spacious, south-facing dining/kitchen room, also contains comfortable seating and a wood-burning stove with glorious views.
Other: The south facing sitting room has a large sofa (which is also a 2 person sofa-bed) armchair, library, as well as a bureau and CD/record player.
Cleaning/towels/
linen/maid service: Clean bedlinen and towels are provided for every guest. The house is fully cleaned before guests arrive. No cleaning is provided during your visit.
Accessibility
The house is well-suited to those who do not like stairs or steps. There are none. However, it has not been fully adapted for wheelchair or disabled use. The house is flat throughout and the garden is almost flat. Cars can be parked immediately next to the front door and there is no step from the car parking area into the house. It is ideal for those with limited mobility.
Outside
The garden with its lawn and terrace provides much shade and ample space to sit out and eat alfresco undisturbed. You might find it hard to resist a BBQ. One is provided. It also has spectacular views as well as a shed that contains relaxing garden furniture, a lawnmower and two bicycles.

Coast/Beach
The Mediterranean is the nearest coast - about 3 hours. But the French have perfected the art of 'faux' inland beaches with an extensive range of leisure lakes that incorporate beaches, sand, canoes and sailing boats. These make for a very satisfactory substitute for the real thing and there are many in the vicinity. There are also swimming pools in the area.
Golf
Several golf courses in the area.
Skiing
The foothills of the Pyrenees are about one hour away. Skiing from about 2 hours.
Travel
Toulouse is the nearest large airport but for those with access to Bergerac I recommend this smaller, but just as close, airport. Bergerac is easier to negotiate your way out off and into! The journey time from each roughly the same - less than one and a half hours. Bordeaux is a little further away (2 hours). Agen (20km) is the nearest railway station. Good TVG connections. Paris 4.5 hours London 6.5 hours. A car (or motorbike) is essential.
Distances
Les Noyers is in a small village - the one grocery/bakery/butcher shop is 2 minutes walk and open 5 days a week.
The nearest all purpose town with supermarket and a full range of shops, a Market (Friday) and cinema is Lectoure (8km).
Condom (14km) is slightly larger with a choice of supermarkets. It has a canal, Cathedral and a wider range of shops/bars/restaurants.
Further details
This is a quiet part of France, largely unaffected by mass tourism, but despite that it has good restaurants across the whole price range. Three Michelin starred restaurants are within 40 minutes and many others of lesser prestige, but easier on the pocket, are a short drive away in any direction.
A personal Guide for Visitors is provided on site as well as guide books. The area is well suited to walking, bird-watching, and cycling. It is ideal for nature lovers - raptors and wild life abound and deer make their way across the field below the house which is part of property.
