The building has been totally restored and is surrounded by 20000 square meters of land criss-crossed with dry stone walls, "muretti a secco". The exterior of the house has been restored in keeping with the traditions of construction and landscape of this area, such as the boulders, Mediterranean "macchia" scrub, lavender bushes, high dry stone walls, olive trees. All this without excluding any of the comforts that you expect from this impressive villa, such as a big garden with a beautiful swimming pool, a furnished pergola area with reed matting, a table and wooden benches, a stone bbq made of old rocks, an outdoor furnished kitchen, many fruit trees, a large shower room for the swimming pool guests, and during summertime, umbrellas and garden furniture including sun beds which all contribute to the pleasant and relaxing atmosphere of the place. The "masseria" includes a ground floor and a first floor.
The Ground floor features a living-dining room with a fireplace, a beautiful living room with sofas and ornamental accessories, a very well-equipped kitchen with gas rings, oven, dishwasher and cooking utensils, two master bedrooms, each with a fireplace and a private bathroom (one of these bathrooms has a bath), another master bedroom with a fireplace and a private bathroom with shower.
The kitchen leads into a small and well-kept garden surrounded by dry stone walls, furnished with garden furniture, a large wooden table and benches, a bbq and stone benches. From this garden there is a staircase to a terrace which gives access to a fourth bedroom with a private bathroom with shower. From the living room, a charming staircase leads up to the First floor, where two more master bedrooms, one with a fireplace are located. A bathroom with a shower and a bath is shared by these two bedrooms, reached by a light corridor. In the building the furniture and restoration are of refined taste, between Mediterranean-minimalist, ethnic and restored antique pieces. The floors are also made of the local Lecce stone, "pietra Leccese". Everything is elegant but comfortable. Outside, at the front, there is a laundry, also built in stone, with two washing machines. Interior layout: three "suite" master bedrooms (one with a double sofa-bed), two master bedrooms, five bathrooms, a living room and a dining room. Parking for 4/5 cars, 6 bicycles ( 2 small)
NOTES: Water, weekly change of sheets and cleaning of the house for 4 hours a day for 3 days a week are included in the rent. The price of the lease comprises the consumptions of electricity until to the maximum consumption to week of 400Kw. Gardening and cleaning of the pool are also included in the price. The domestic assistant is available, upon request and for an additional cost, as a cook, also for just half a day.

Thanks to several excavations, it has been made possible to find out about the civilization and the lifestyle of the ancient local inhabitants, called "Messapi", a civilization which inhabited Puglia. Roca features also a beautiful grotto on the sea, "Grotta della poesia" (Grotto of Poetry); the prayers of seamen in ancient Greek and Latin are engraved on its walls; these sailors used to take refuge in the grotto during storms, and give thanks to their gods for protecting them.
DISTANCES:Otranto is 16 kilometres away. This beautiful town on the sea is famous for its kasbah-like, charming historic centre, for its Romanic Cathedral with an eleventh-century mosaic floor which is among the largest and most mysterious in the world, and depicts the Tree of Life and the Zodiac. All over the landscape, you can find remains of pre-Christian civilisation of great artistic and historic value, and also examples of paleolithic "Dolmen" and "Menhir," whose origins are still unknown. From the bay you have a stunning view of the high walls of Otranto, where various different craft shops and seafood restaurants can be found. Only 6 kilometres from the Masseria, are the spectacular "Alimini" beaches, with clear water and sand dunes which can be more than 15m high. Boat tours to the coves are available. Guided tours of the Province's most important monuments are also available. The countryside around the Masseria is a landscape full of olive trees and natural vegetation, and there are cycle tracks which allow cycle tourists to enjoy the environment at its best.
