SPECIFICATIONS
The building will be comprised from the following premises:
The building is anti seismic and have phonic and thermo (warm/cold) isolation norms. This is a top end development. Located in small Selite area above the Botanik science park.
1 - Basement
2 - Ground floor
3 - 2 (two) groups of stairs
4 - 3 (three) floors on habitat destination (apartments)
5 - Terrace + Attic
1. Basement
The basement will be painted and will have a complete lighting system.
The basement will include private parking areas and technical premises.
The technical premises will be common and will be comprised of:
a) The water tank, which will be of plastic or will be built of .
b) Pump station will be made of a brick wall and will have a metallic door with ventilation ironwork. This station will be linked to a generator in order to have a continuous function. A rainwater collection system will be constructed in order to fill the water tank in case the network remains for a long time without water supply.
The generator will be constructed and placed in the same area as the pump station. These areas will be common for all the residents of the building. The generator will function with electricity. The place for the transformers will be constructed accordingly to technical specification and will also be common for all the habitants of the building. All the groups of the stairs will initiate from the basement and will be common for all the residents of the building.
2. Ground floor and the functional areas
All the premises that are not yet constructed are common.
On the ground floor will be situated the 2 entrances of the building that lead to the apartments. Every entrance will be common. The entrance door will be made of the highest standards with glass and plastic material and will have an INTERFON for each apartment.
3. Group of the stairs
The group of the stairs will be common, every section will have two lifts which will initiate from the basement up to the Attic/Terrace (Top floor).
All the groups of the stairs will begin from the basement up to the Attic 4th floor.
On the floors will be placed fire extinguishers.
4. Apartments
All external walls will be with YTONG bricks (28cm width).
External plastering will be produced from ITAL KOL manufactory that has a ISO 900 certificate.
Internal plastering will be produced from an Italian manufacturer VIMARK
External windows will be made of white high quality plastic and double-glazed produced from German manufacturer REHAU
External doors of the apartments will be armoured.
Internal doors of the apartments will be synthetic and with a semblance of Wood.
All floors and toilet walls will be with high quality European tiles.
All Hydro Sanitary equipment will be white porcelain and of high quality.
Electrical Boiler will be included.
Water supply accessories will be plated.
In the kitchen plumbing installation will be made without sink, accessories and tiles
The electric system will be constructed accordingly to the technical standards.
Every room will have white plugins of European standards. Each apartment will have a network for central TV and Internet antenna (which will be constructed by the Company)
Each apartment will have a telephone network.
Each apartment will have INTERFON and a bell at the external door of the apartment.
The plumbing system will include the hot and cold water system and the unloading system.
An individual heating system will be constructed which will be extended from the balcony to the prescribed premises in this project
The system can be linked to the network of hot and cold water supply.
The Boiler and the radiators are not included in this system.
5. Terrace.
The terrace will be a common premise for all the residents of the building and it will be equipped of hydro- isolation. On the terrace will be only TV and Internet receiver antennas and nothing else.
The company will complete the construction on 10.05.2009
All apartments are standard with two bedrooms at 102sqm.
Penthouses are 204sqm in total and is made of (102sqm apt amd
102sqm terrace/veranda)
Penthouse terrace/veranda is charged at 400 per m2 (half price)
