The building will be comprised from the following premises:
1. Basement
• The basement will be painted and will have a complete lighting system.
• The basement will include private parking areas and technical premises.
• The technical premises will be common and will be comprised of:
a) The water tank
b) Pump station
This station will be linked to a generator in order to have a continuous function. These areas will be common for all the residents of the building.
2. Ground floor and the functional areas
All the premises that are not yet constructed are common.
On the ground floor will be situated the 4 entrances of the building that lead to the apartments. Every entrance will be common. The entrance doors will be made of the metal and glazed and will have an INTERFON for each apartment.
3. Group of the stairs
The four groups of the stairs will be common, every section will have one lift which will initiate from the basement up to the top floor.
4. Apartments
• All walls will be plastered and painted.
• External windows will be made of double-glazed.

5. Terrace.
The terrace will be a common part of the building. The terrace will be only for TV antennas and nothing else. The terrace will remain developer’s property and will be developer’s responsibility to maintain it as well as maintaining the TV antenna/s.
The company expects to complete the construction on September 2009.

TIRANA – THE AREA
Tirana (pronounced: Tih-rana) is the capital and the largest city (1991 est. pop. 300,000) of Albania. It is the administrative, cultural, economic, and industrial center of the Republic of Albania
Still it is a small and compact place that is best explored on foot. Its architecture bears considerable influence of Italian as well as Turkish monuments, lying as it does exactly between Rome and Istanbul.
The Skënderberg Square is a huge open space in the centre of the city while Mt. Dajti, at 5,030 ft, towers over the eastern side. Tirana is dotted by many museums.
Tirana is 110m above sea level. The average annual temperatures are in July 24°C and in January 7°C. Annual rainfalls are 1200m per year.
Tirana is on the same parallel as Naples, Madrid and Istanbul and on the same meridian as Budapest and Krakow.
The main cultural and artistic institutions of Tirana are the National
Theatre, The Theatre of Opera and Ballet, The Estrada Theatre, the
Ensemble of Folk Music and Dances, and others. The National Library together with three other important libraries function here, including seven specialized libraries.
The look of the city has changed since the end of World War II, in accordance with urbanization plans made during the years 1952-1956.
Old city quarters with no architectural value were demolished (such as the Tabak and Terzinje quarters, the old bazar in 1959, the easternside of the Barrikada street, etc.), to make way for new quarters (such as the number 6, 7, and 9), new blocks (such as the “Vasil Shanto” and “Ali Demi”), and older ones were rebuilt. During the 1960s, the center was improved, with the new Cultural Palace and the Theatre of Opera and Ballet (1966), Skenderbeg’s monument (1968), Hotel
Tirana (1979), and the Museum of National History (1981). The hills on the southeastern part of the city around the artificial lake were afforested, thus opening the new Park, which is connected with the Botanical Garden and the Zoo. On the southwestern part of the city is the Student City, which houses the students of the University of Tirana.
The city has several hotels, the main ones include Dajti, Tirana, Arbria, Arbana, Peza, and Drini.
TIRANA – REVENUE POTENTIAL
Albania’s economic fortunes are on the increase with a fast-growing GDP and a massive amount of both EU and private corporate finance being pumped into. Albania is sat on some of Europe’s largest oil and mineral reserves which have been
left largely untouched since the fall of communism.
Like many other ex-communist countries, Albania is following the same development route with an anticipated NATO entry date later this year with full EU accession being planned for 2014. The implication of both of these actions is evident.
The capital Tirana is bustling with international corporates coming into the country to take advantage of low labour costs and Albania’s central location as an export hub.
The tourist resorts of Duress and Saranda (more notably Saranda) are crawling with ‘sourcers’ for major tour operators. It has already been confirmed that Club Med has recently purchased a very large plot next to Saranda itself for a future development project.
The current taxation and ownership situation makes it very easy to enter and exit Albania’s property market with most of your profit intact. There is no regulation regarding foreign ownership, no VAT on property purchases and minimal tax on rental yields.
Tourist footfall is very much on the increase, partially fuelled by its close proximity to Corfu. Corfu offers the property investor an interesting comparable regarding prices which on the other side of the bay are 8–15 times higher than they are in Saranda!
