The Cliff, Beach & Spa- Obzor Bay is a new development concept for the Bulgarian property Market but yet well established in USA and becoming widely recognised around Europe, Spain and Portugal .
The development is build around the Condo Hotel Residences, where all investors are entitled to purchase either a whole suite ownership or fractional (share) ownership. The complex is full service resort with 90 suites and 40 hotel rooms. Suites vary from studio, one bedroom, two bedroom, and penthouse apartments all of which are offering spectacular see views. The resort amenities vary from full serviced restaurant, pool snack bar, beach bar, lobby bar, full spa facility with indoor pool and Jacuzzi, steam room, sauna and treatment rooms to the 3 outdoor pools, interconnected with lazy river, outside Jacuzzis, and cabanas. The complex is located on top of the cliffs in Obzor bay with private path to the 6km beach of Obzor only 30 m away. Its secluded location and private road offer sense of tranquillity and exclusivity, yet only 10 min walk from the beach promenade to the city centre.
All suites come fully furnished to luxury hotel standard, the resort and the hotel is operated by L-hotels and branded with Luxe Hotels Worldwide. As an suite owner each investor is entitle to become a member of the residence club, which entitles them the right to use all of the resort facility, discount services at the spa, conference and restaurants. Free concierge services, shuttle services and last but most importantly be part of the rental program which will be able to generate a healthy return on their investment. To make the development even more sufficient we have designed a tax efficiency programme which allows the suites to be qualified for business taper relieve and reduce the capital gain and income tax from 40% to 10% after the second year.
The Cliff is part of a larger development which will be developed on several phases, which the complex is the first one. 30% on completion of building envelope
20% on completion of finishing work with out furnishing
20% on transfer of deeds
2nd method:
30% on signing of contract
70% mortgage through FIB
3rd method:
30% on signing of contract
70 % on transfer of deeds, by providing a bank guarantee
