I do hope you might understand the title above. Excuse me if you do, for I will still explain.......Regardless of where you live in the UK, you surely understand that property values depend mainly on their location, rather than their mass or condition. Often varying by a lot. For example, an average 3 bed house in the UK could sell for £120,000 in one area, but the same house might reach £400,000 in another. Please consider then, this very same logic applies in Bulgaria, and for that matter, in almost any country. Now then.........Let's tell you about the property offered. Built in 1956, and constructed of rendered brick under a traditional tiled roof. The house measures 130m2 and is in fairly good structural condition. It would be worthy of the renovation work which is required. (for which we would be delighted to supply you with a fixed price quotation). The accommodation is as follows: On the ground floor there is a kitchen, two further rooms and a corridor. This level benefits from having solid concrete floors. On the first floor, there are 3 bedrooms and a corridor, all with wooden floors. Mains water and electricity are connected to the property.
Outside, the property extends to 2000m2. When the snow melts and gives way to another glorious Bulgarian spring, you will find many mature fruit trees and trained grape vines. The house is fairly central in the village, but retains the feeling of having a more rural setting. There are outbuildings on the land, however, I don't have measurements or descriptions, and to be fair, I won't comment further on these.
THE VILLAGE
The village of Prohorovo and its population of 200 lies approx 15 miles south of the town of Nova Zagora. The village itself does have the basic essentials with a shop, coffee bar and bus service. However, take a pleasant drive for 15-20 mins in any direction and you will be in one of 4 towns. Travel 4-5 mins and you can obtain most day to day items from larger villages in the area. I offer property from right across Bulgaria, and whilst it's wonderful to be in the middle of a mountain range, or some other like location, practicality has to play a part. A big reason for the appeal of this area is that it is more a home-from-home scenario. The roads are good,and there are easily accessible towns which provide your every need. The area is equidistant between the airport at Bourgas which offers a great service to the UK but mainly in the summer months, and Plovdiv, which offers a great service during the winter. There is still all that Bulgaria has to offer in the way of scenery, but it is a case of going to it. The Stara Planina mountains for example are 25 miles away. There is a vast freshwater dam on the way there. The Black sea coast is a little over an hours drive away. You will have your own reason for considering buying in Bulgaria, but it's a comforting thought for many to know that you will meet many who have taken the same steps as you once you're out there!
