Caponga Beach is less than half an hour from the state capital, Fortaleza and its international Airport of Pinto Martins, serviced by regular direct flights from the US, UK and the rest of Europe.
The site borders dramatic dunes and is just 1km from a beautiful beach of white sand and a dreamy meandering river bordered by a national park. Right now, Caponga Beach could be considered a sleepy local fishing port (if anywhere in Brazil could ever be described as sleepy!). It consists of several fish restaurants, a couple of low-key bars, a hotel and a dozen makeshift fishing boats. Serious attempts to threaten the local fish stocks generally come second to impromptu Samba gatherings or a relaxed Caipirinha on the sands.
The local town is Cascavel, and provides all the basics you need – a few shops, garage, town square and a
smattering of smiling locals. The secret to Caponga lies in what is round the corner. At least five new developments have already been approved for the area. The largest, Aguas Belas, is adjacent to the Caponga Beach site and consists of an 18-hole golf resort, hotels, spas and over 1400 residences of apartments and villas, while another offers a beach club with several hundred apartments. There is a further area with full planning permission for 3,000 detached villas and to complete the picture, there is a proposed new marina at the river mouth.
Caponga may be sleepy, but very soon it will be waking up to its dramatic and vibrant future. Investors who choose to be a part of the Caponga Beach project are getting in at the ground level in what is going to be one of Ceará’s fastest-growing and successful vacation resorts.

Individual plots
We have a range of plots starting from just R$24,500 (£7,000) up to the largest premium
plots at R$48,000 (£13,714). The average premium plot of 250m2 is just R$30,000 (that’s
under £9,000). You can construct 1400 sq feet on an average plot. Well how does that

Investment blocks
The plots are in groups of mostly 14 and 16 plots ranging from 246 to 467m2. If you buy
an entire block (by far the most popular choice), you have the flexibility to change the
layout. For example, one investor has taken a block of 16 and is changing the planning to
build 21 townhouses instead, along with a private shared pool and play area. All walled in
and with private access.
A normal block of 14 or 16 will be discounted by 10%, so for example you could purchase
an entire block of 14 plots from just R$342,000 (£97,714 for up to 21 houses). That gives
you a land cost of under £5,000 per house.
For smaller investors, or those just wanting to dip their toes in the water, we offer a 5%
discount for purchases of four or more adjoining plots within a shared block.

Building your own home is a simple, stress-free method of further capitalizing on the investment
potential on your villa plot.
The land plots at Caponga Beach already haveplanning consent for the development of 600
detached villas, so if you wish to build a house on your plot our recommended developers can do
this for you.
Each developer offers a selection of pre-approved villa designs to choose from. Or you can work with
them to design your own bespoke villa to meet all your personal requirements. The developer will
also manage the whole construction process for you, giving you peace of mind that standards are
being met and budgets adhered to. Construction costs will be set out by the developer and agreed
with you in advance of the commencement of the build.
Costs will vary depending on the number of floors, pool and landscaping requirements and the
quality of finish you want.
