The property Le Palme is located in the countryside of Ventimiglia/San Remo (about 18 km from the Mediterranean sea, 25 min. drive) along the provincial road SP 63 Apricale-Baiardo, about one hour driving from the Principality of Monaco, the international airport of Nice, and San Remo (Exit Ventimiglia A8 Highway ca 30').
The neighbouring medieval village of Apricale, well known for the quality of life, the climate, the cultural and gastronomic life, attracts numerous European residents (Germans, British, French, Dutch, Belgians, Monegasques etc.).
The estate enjoys a quiet and green setting, without direct neighbours nor pollution, facing full south in a Mediterranean microclimate due to the protection of a hillside. This explains the presence of 16 palm trees, about 65 olive trees (with a yearly average production of about 50 litres), fig trees and numerous mimosas.
At the level of the house (600m high), unrestricted 180 °view on the hills and the neighbouring village, and, from the top of the hill (about 700m), over the sea and the Alps.
THE PROPERTY
It spreads, on an altitude of 550 till 700m, over terraces on an hillside. It covers an area of about 22.000 square metres and is accessible by a private road closed with a double gate (remote control). The road is covered by concrete till the terrace of the house, allowing heavy vehicles to use it. Its full length of about 500 m stretches all over the property.
The estate has two large and flat plots, one near the house allowing the construction of a tennis court or a swimming pool, the other, higher on the hillside, could be developed as a runway for helicopters.
THE HOUSE
Built on 3 levels (ground, mezzanine and first floor) in 1984 with a structure in reinforced concrete according a plan by construction engineer Thonet.
All shutters, doors and windows (inside as outside) were made from massive 'tibetu' wood by a traditional craftsman and are perfectly maintained. The inner and outer walls are covered with roughcast made from white marble powder and gravel manually applied. Excepted in the toilet and the bathroom, all floors are tiled with stoneware from Elba.
Alarm system with 6 channels, remote control, 2 outer alarms and wireless transmission.
A cellar of about 45m² closed by a massive iron door with three-point security lock.
A closed garage for two cars of around 25m².
Heating by GPL gas radiators and firewood in an enclosed glass-front heater (ca 17.000 Kcal/h) with forced air.
THE TERRACES
All terraces have a spectacular view.
The residence is surrounded by a large terrace of ca 265m² with foundations in reinforced concrete, covered by a design in stone (porphyry) and shingles. In front of the house and of the garage, 2 large rosettes of about 5m diameter in porphyry stone. The terrace includes also a veranda, which is turned towards the south and fitted with a net curtain (remote control). The terrace is fully bordered by low walls and large garden boxes in stone.
The lounge and one room have each a balcony with a balustrade in wrought iron.
As well as a closed garage for two cars, parking facility for about ten other cars.
THE KITCHEN
Space for 1 dishwasher, 2 fridges, 2 ovens (gas and electric). The traditionally made cupboards in massive wood ( 7 units with double doors and 2 drawers) are in perfect condition.
A double sink, 2 worktables with 4 gas and 2 electric hotplates, all built-in. The worktables and walls are covered with little Venetian tiles (cotto Veneto).
Against the outer wall of the kitchen, a big traditional wood oven about 180cm deep.
THE DINING ROOM
Room of about 8,90m x 3,93m.
One wall in local stone. Exposed beams.
One fireplace in stone with an enclosed glass-fronted heater and 4 forced ventilation pipes.
THE LIVING ROOM
Large room of about 13,85m x 4,05m with one stoned wall over the whole length.
One fireplace in stone ca 5 m. high. One large library in brick and roughcast.
The steps around the fireplace are in massive wood. Exposed beams and timber frame.
The room can be divided to gain a supplementary room.

THE MASTER BEDROOM
A large bathroom (around 4,00m x 2,95m) with separate shower and bad, 2 built-in washbasins in a toilet table of 278 x 73cm. Two traditionally made cupboards in massive wood.
