This “marvellous” old mill originally built in 1705, completely refurbished as a dwelling, in a rustic situation “tranquil but not isolated” - on the banks of the ever-bubbling ‘Torrente Fegana’, 25 miles (35 km) north of the City of Lucca, Tuscany.
The property consists of the following:
The Mill itself: (about 180m2)
Ground Floor: Breakfast room, adjoining the kitchen, with modern wood stove/oven (just outside is a stone built barbecue); Kitchen, fitted with white Carrara marble tops and sink, and a hob and oven; Sala with terracotta wood burning stove (the open plan staircase for the upper floor rises from the middle of the Sala); Dining room/Conservatory (wood built, off the Sala
First Floor: two double bedrooms with ensuit bathroom and balcony.
Lower Floor (underneath the Sala): ‘Cantina’/wine cellar, separate tub bathroom and garden furniture store
‘Old Stable’ (attached to the Mill but approached by an outside staircase):
Ground Floor: Loggia (wood built), Kitchenette, Shower bathroom, Stairs leading to first floor
First Floor: Bedroom.
Attached to the Old Stable is a small ‘Office’ and a paved arbour
Behind the Mill:
Laundry room (wood built) with sink, washing/spinner machine and dryer;
200-year-old (fully functional) terracotta brick bread oven and a wood store.
New Stable (upper part wood built, approx 20 yards from the house):
Ground Floor: Garden tools’ store, Horse Stable (with water supply), Hay store (wood built); Dog Pound (wood built, with cess pit and water supply). Outside stairs lead to a small balcony
Upper Floor: Bedroom (wood built) and a Bathroom with tub bath
The area immediately in front of the Mill has a small ‘aperitivo’ lawn plus established hydrangea, yew, forsythia, laurel, flowering cherry, camellia, buddleia, azalea, box hedging and other shrubs. There is a sizeable ‘hidden’ rose garden and a ‘duckery’ (with gravity-fed pond), plus arches/pergolas clad with honeysuckle and wisteria, and a paved dining arbour. The formal gardens, barbecue, various sitting areas, car park, outside staircases and bridge are all lighted. The gardens are piped for easy watering, via a pump from the river.
The Mill property also includes the old millstream and race (with brown trout), stretching for some 300plus yards through the next-door forest, plus a hillside woodland, largely acacia and chestnut, behind/above the mill (approx 1 hectare). There is a small terraced vegetable ‘patch’/orchard behind the mill, used to grow melons, watermelons, raspberries, cherries, peaches, currants, tomatoes, peppers and chillies, and a small olive grove. The property is properly fenced, having stiles or gates where necessary.
