DESCRIPTION ¬

This free standing country house is set close to the town of Forcoli (aprox. 3 km, where a post office, banks, shops and a supermarket can be found), aprox. 45 Km West of Florence along the high way, and aprox. 25 Km from Pisa and the sea side.


On hill top position a nice entrance way brings to this refurbished house that is laid on two levels for a total of aprox. 300 Sq. meters, plus two barns (currently used as storage space but could be converted into two other small independent units for guests or staff, for an extra 70 Sq. meters). The house is surrounded by 6 hectares (aprox. 90 acres) of land with wood, olive grooves (aprox. 400 trees) and fields.


On the ground floor we find a nice entrance, a spacious living room with fireplace, a dining room, a studio, a guest bathroom and the kitchen. All these rooms (except for the bathroom) have a direct access to the garden and to a nice patio on the back side of the house.
On the first floor (19 steps up) there is a second living room with fireplace, 4 double bedrooms and 4 bathrooms. Three of the bedrooms have en suite bathroom. There is also a second external stair case that joins the first floor with the garden.The house has double glazed windows, wooden beams ceilings, cotto floors, autonomous heating system and alarm system.


The house is surrounded by aprox. 3000 Sq. meters of garden with grass loan and "italian" style garden; there is automatic irrigation, illumination, electric gate, and a well. There is the possibility of putting in a pool.



POSITIVE ¬
good location with nice views, very nice refurbishment. Easy access to the Sea side and the Airport or Pisa.


NEGATIVE ¬

Even if you cannot see it, because is under the hill, there is a small country road that runs for a short distance aprox. 100 mt. from the house.



OUR PERSONAL OPINION ¬

a nice family house in Tuscany that could be enlarged with the two dependances, in good location (close to beach, airport, Pisa and not to far from Florence).
