The present owners have rented out the Villa during the season providing them with a very good rental income, however whilst this can still be ongoing (an existing website currently set up to allow for bookings comes with the purchase) the property would make a very spacious permanent home. Located in a peaceful valley surrounded by fields and olive groves, Villa San Valentino is the perfect spot to relax whether it be for holidays or a more permanent move.
Dating from the 1700s, it originally housed monks from the local town during the summer harvests. Renovations carried out by the present owners, who have carefully restored the original beamed ceilings, terracotta floors and the 6 huge arches facing out to the valley, have restored the house to its former glory. Modern improvements include under floor heating supplied by a state-of-the-art wood pellet boiler, which makes heating the home and hot water carbon neutral. It also means the fuel is much cheaper, a hand-made maple kitchen with stone worktops, a wood-burning stove and double-glazed windows, making it a perfect holiday house for winter or summer.
The roof has extra insulation which means the roof space (with 2 bedrooms and a shower room) is warm in winter and cool in summer. All the paints used throughout the house were natural rather than chemical.
Ground Floor
A fully-fitted, hand-made maple kitchen with granite work surfaces provides all modern conveniences (fridge-freezer, double oven - electric oven with gas hob, microwave, dishwasher and washing machine). A large table accommodates 8 people comfortably. Adjacent sitting room with comfortable sofas surrounding a log-burning stove. A small study is located off the sitting room.
First floor
3 double bedrooms on the first floor: one double with en-suite shower room, a further double and a twin room, both served by a family bathroom. A large corridor links the rooms with the 3 large arched windows overlooking the valley.
Second floor
Family floor with one double bedroom, a shower room and a further room at the front with a single bed and travel cot.
Outside
A formal garden lies to the front of the house surrounding a large terrace. A table for 8 people with large umbrellas entices alfresco dining. For further shade and relaxation, the loggia under the arches is set with both a lounging area and a further table for dining.
In total the property extends to about half a hectare with approximately 30 olive trees which produce enough oil for an average family throughout the year.
Near the Villa
Loro Piceno is the closest town, 5 minutes drive away on the opposite hill. It has 2 supermarkets, 2 banks, a butcher, 2 bakers and a weekly market on Mondays. Five minutes in the other direction from the villa are the Roman remains of Urbs Salvia, the most important archaeological site of the region. A Roman amphitheatre, market place, medieval castle and a small museum in the town are open to visitors. Macerata, a larger university town that holds an open-air opera season every summer is only 20 minutes away.
Coast/Beach
The white sandy beaches of the Adriatic are only a 30 minute drive away, and the stunning setting of the Monte Conero national park 15 minutes further on. The beach side communities also provide plenty of opportunities for open-air seafood lunches.
Skiing
The closest ski resort is located near Sarnano (20-30 minutes by car) at Sassotetto. Ski lifts, equipment hire etc all available at very reasonable prices.
Getting there and away
Ancona airport is approximately 1 hour's drive away (served daily by Ryanair from London Stansted); Bologna is approximately 2 hours north with Rome 3 hours to the south-east. As the house is in a rural location, use of a car is essential. The swimming pool is located on the next terrace down, surrounded by the olive grove, and views to the countryside in the distance
Garden: Private
Distance from the Sea: 30 mins
