Country Cottage in Idyllic Riverside Location.

Delightful country cottage in 3.5 acres (1.4 ha) of mainly level land (organic and spray free) in a very quiet and private riverside location, near to Arronches and Portalegre. Come and live an eco-friendly lifestyle in the Alentejo.

Situated a short drive from the small town of Arronches, Friars’ Mill (Moinho dos Frades) is a delightful country cottage set within 3.5 acres (1.4 ha) of land (organic and spray free) in an idyllic riverside location. This property offers peace and quiet, privacy and the opportunity to live an eco-friendly lifestyle. The cottage is all on one level and is currently split into two separate living areas. At present it comprises:

• Living room with wood burning stove and patio doors to covered, decked terrace
• Open plan dining room / kitchen
• Mezzanine bedroom with access to balcony
• Bathroom
• Large walk-in store room
• Open plan living room / dining room / kitchen
• Double bedroom with en-suite bathroom (needs finishing and bathroom fittings installing)
• External bathroom

Although the cottage is currently separated into two living areas it could easily be made into one home; or alternatively keep the accommodation as it is and use one half as your home and the other as a holiday rental or ‘granny flat’.

Renovated from the original mill and adjoining buildings Friars’ Mill retains many original features including the thick stone walls, stone floors and the mill stone, which now forms the bottom step of the stairs. These original features are complemented by the newer elements, such as the timber ceilings, timber floors (which have been laid in some areas) and the various artistic elements throughout the house. Altogether these give a rustic charm and character to the cottage. The house also has a covered, decked terrace, accessible from the living room and an ideal place for a coffee in the morning or dinner in the evening, and the balcony off the mezzanine bedroom which has a lovely view to the river.

Outside there is a good sized barn, currently used as a workshop and store area, and four other outbuildings, including the original bread oven which, because it is so cool, is currently used for storing all the home grown vegetables. The large vegetable garden, which also has herbs and fruit trees, lies close to the house and river and provides the current owners with all their vegetables. It is watered by using water from the river. The remaining land, which is of a nice manageable size, is grassed and has olive trees which produce about 900kg of olives or, if pressed, 80-90 litres of olive oil. This land is also suitable for keeping some animals.

For those looking to live a more environmentally friendly lifestyle, as well as being spray free, there are solar panels which provide all the electricity to the cottage, all the toilets are of a composting type, all the ‘grey’ water is used for watering the land and the roof is insulated with cork.

Friars’ Mill is only 2 km from the small town of Arronches and is close to Portalegre and the Spanish border. Arronches has banks, shops, a supermarket, schools, public swimming pool, sports facilities and numerous bars, cafes and restaurants and an hotel. Portalegre has all the facilities expected of a larger town. The house is also well situated for enjoying the various sights and activities that this rural part of Portugal offers, such as walking, horse riding, cycling and bird watching, and for visiting the many nearby historical and cultural sites both in Portugal and Spain.

The total floor area of the cottage (both living areas) is approximately 110 m2 and the whole property is for sale freehold.

This charming country cottage with its riverside location is ideal for those who want to have a ‘green’ lifestyle, live in a very tranquil and private countryside setting, grow their own vegetables and keep a few animals. The property would make a wonderful permanent home or holiday home.
