This 214 acres (87 ha) of beautiful, undulating farmland near Estremoz, in the heart of the Portuguese Alentejo, is for sale at £1,105 per acre (or €0.32 per m2). Even for Portugal this price is a good deal, especially in the area around Estremoz where the demand for land for viticulture has seen land prices rise.
All the land is fenced and a river runs along one side of the property. There is a small lake, two water boreholes and several wells. The trees on the land are mostly stone oaks, a very hard type of wood. There are commanding views from several points around the property.
There are numerous options for the new owner of this property.
• The land could be planted with trees with the timber being sold when mature (e.g. pine). Alternatively, subsidies are available to plant pine nut trees, which as well as the income from the sale of the timber provide an annual and higher income from the sale of the pine nuts. Indeed pine nut trees are expected to be a more profitable tree than the more traditional cork oak.
• The property could be maintained and used for agriculture and is suitable for either arable or livestock. Indeed, the adjoining land has been used for dairy in previous years. The lake, boreholes and wells are a valuable asset for this type of activity.
• Another option is to develop the property into a camp ground. Tourism in this area is growing strongly, aided by good road links, an easy drive to Lisbon airport (just over 1½ hours) and is set to improve with the newly opened airport at Beja (just under 2 hours away).
