The project was conceptualized in 2010 in response to several larger retail business needs for a location well situated with access to the highway. As a result of interest expressed by an offshore health care provider, they repurposed 2 buildings 100,000 Sq Ft for a 100-bed tertiary care hospital with a focus on medical tourism.
Green initiatives
Due to the size of the Welches site & concerns with the development’s impact on the area’s environment, consultants collaborated with the TC&P, & EPD authorities to configure a drainage network with 16 wells & 8 storage tanks that would not only capture & store surface water to be used by the development but also would alleviate perennial flooding issues that the area experienced. Bathrooms are being fed by the water that’s in wells & irrigation is also supplied from the wells.
The site will have the capacity to support up to 1.5 megawatts of Photo Voltaic energy production. The buildings were designed with a mono pitch roof design to efficiently capture the greatest amount of sunlight during peak times of the day throughout the year.
