This is a magnificent villa, with hand carved stonework comparable to a Venetian C16th century palace, for a sophisticated buyer with an appreciation of the beauty of medieval stone detailing, seeking a very special property. The high stone walls around the unique triple stage pool assure privacy, whether for personal, party or film work. The villa is in secluded wooded surroundings under an hour from Pula airport and a little more from Trieste airport, which is 70km away.
The villa, which is newly built, combines the best of medieval architecture with modern security, insulation, underfloor heating and cooling with zonal control and every modern convenience. Imagine buying a wonderful old palace but with modern plumbing and insulation!
Stone steps lead up to the front door, which has the most amazing carved stone portal. In the hallway, the large natural stone flagstones give a hint of what is to come. The grand living room has a traditional stone fireplace at one end,like castles of old. The kitchen leads to the dining room and thence, for summer evenings, to a further collonaded outside dining area. Beneath the stone stairs is the security centre, with CCTV and fire alarm systems, as well as the heating and cooling controls. All of the heating and cooling on the ground floor is underfloor, preserving the historic atmosphere. There are further laundry, utility and storeage rooms and a guest toilet on the ground floor.
There are three magnificent bedrooms, each with full en-suite facilities with wall hung units and each with its own balcony and external access. The enormous master bedroom has its own jacuzzi and sauna. There is a huge first floor covered terrace, with high walls ensuring privacy, off one of the other bedrooms.
Outside is a secluded Roman style swimming pool, fed by a waterfall, with a shallow end suitable for children, completely surrounded by natural stone paving. To the side of the pool on one side is an underground pumping and filtration room with a shower above and on the other, beneath a japanese hot tub, is storeage for pool furniture. Beside the south wall is an open fireplace and stone dining table, above which will be a covered area to provide shade.
The elaborate wrought iron front gates hanging from carved stone gate posts lead up a curved stone cobbled driveway which goes around the villa, leading to a large parking area behind. The personal access gate will have similar carved stone gate posts and matching wrought iron gate. The walled landscaped gardens have an irrigation system.
Behind the villa is virgin forest.
The location is only 20mins from the coast at Porec, with its UNESCO protected Euphrasian Basilica and 40mins from the old Venetian port of Rovinj, both of which have excellent restaurants.
Istria was known to the Romans as Terra Magicka and it is easy to see why. Even today, it is covered in vineyards and olive groves, with wonderful hilltop towns like Venetian Motovun, with its International Film Festival and the artists' colony of Grosnjan, with an almost month long International Jazz Festival in July. The rich soil of Istria is responsible for its excellent wines, truffles and olive oil. Local fruit, vegetables, fish and meat will remind you of what food is supposed to taste like!
Access is easy, with international airports at Pula, Trieste and even Zagreb, with a motorway leading directly to Istria. Private landing facilities are available at Vrsar and Portoroz. Mooring facilities for ocean going yachts are available at Rovinj.
