A Unique 3 Bedroom Converted Lighthouse Tower located at the gateway to SW England

A RARE opportunity to own one of only a handful of lighthouse towers available for sale in Britain.

All lighthouses are automated nowadays but are still relied upon by seafarers navigating our coastlines, so very rarely does a decommissioned eight storey (33 meter) ivory tower come onto the market.

Burnham High Lighthouse sits on the Somerset coastline, only two miles from the M5 - the gateway to Devon, Cornwall and the Westcountry.

Built in 1830 the Grade II* Listed tower has EIGHT round rooms sympathetically converted into a beautiful nautically themed home with unrivalled views across the Bristol Channel. On a clear day the whole of the south-Wales coast is visible from the granite balcony as well as Exmoor National Park. With 22 mile visibility no other home in the south-west has such expansive and spectacular views.

The Ivory tower has three double bedrooms, all en-suite, a living room, dining room, stunning family bathroom and fitted kitchen at the top with custom-built oak worktop and clever storage.

As you climb higher, the views just get more spectacular. The lantern room has a stunning polished copper domed roof, a re-inforced glass floor allows natural daylight to flood down through the building and there is no better spot to enjoy a glass of wine or a hot drink during a storm protected by walls over a meter thick with seagulls flying below.

As a holiday letting the lighthouse tower has a proven track record: over a two year period it had occupancy rates of over 90% with annual revenue in excess of £50K p.a

Former Keepers cottages are widely available to rent across the UK but being able to live and sleep inside round rooms and occupy an 8 storey tower is a unique experience which is why the building has proved so popular with holidaymakers.

The original lantern fresnel lenses have been retained as part of the heritage listing and the building is packed with original and nautical features like the original lantern control cubicle, bronze portholes, ships figurehead, antique barometer and original bronze air vents more commonly found on classic yachts.

The tower is built on sand-dunes only a short walk to miles of unspoilt golden beaches yet it is conveniently located in a small Victorian seaside town which offers all amenities: Health Centre, Supermarkets, banks, shops, Leisure & Swimming Pool facilities are only a few hundred meters away.

The tower is also a fantastic hub from which to explore Somerset & the West:

Bristol International Airport (23 miles), Bristol (30miles) Bath (37 miles) Wells Cathedral (21 miles) Glastonbury (18 miles) Exeter (40 miles)

The Lighthouse is built of brick and rendered in lime mortar. The roof was updated by Trinity House (believed to be 1970's) and is specifically designed with anchor points and handrails to facilitate maintenance by industrial abseilers. To paint or maintain the tower specialist rope access technicians (IRATA) can be engaged but the tower has only just been given a fresh coat of paint and should be good for many years. Nowadays rope access is widely used to maintain high buildings as it is much more cost effective than scaffolding and there are any specialist firms to choose from based in the south west.

For the more daring buyer it is possible for any able-bodied person to train and take an IRATA course and the current owner has completed this training allowing him to maintain the tower himself!

The layout of the tower has been designed to comply with the strictest Fire Regulations and the lighthouse even has it's own industrial (copper & brass) sprinkler system and pump room installed which are fairly maintenance free and only require one annual check. Mains smoke detectors, fire doors and emergency lighting combined with the tower's original copper lightning conductor mean there has never been any incident in the past two decades it has been converted to a dwelling,

The property is entirely freehold and is accessed via a golden gravel driveway with sufficient room for of road parking for up to a maximum of three vehicles. A small patio area can be enjoyed at the front and mature planting in the garden like white wisteria, fruit bearing Kiwi vine, Olive tree and vine give the garden an established feel,

The neighbouring Keepers Cottages at either side of the base of the tower are NOT included in the sale price, however for those who may wish to expand - BOTH owners have formally indicated a willingness to sell either their cottages and garden or simply an area of rear garden which may be of interest to prospective buyers.

In summary - This is a unique opportunity to own a lighthouse tower home in pristine condition including all fixtures, fittings and furnishings. It is a 'turnkey' proposition - ready to go either as a home or as a proven, successful holiday rental business. A website and the dot com and dot versions of the internet domain Lighthouseholiday are also included.
