The views are spectacular and overlook the town of Ballinamore, 5 miles away on the Shannon Erne canal. Here you can hire boats - of if you have one of your own you can travel up an down the island of Ireland. There are 28 lakes within a 10 km radius of Ballinamore, plus some 17 km of riverbank. Species include bream, roach, rudd, perch, pike and eels. Five local lakes have tench capable of yielding specimens of 6 lbs upwards.
The wonderful “Poll an Easa” water falls is just 5 minutes away by car . The property includes gas cooker, tumble dryer, and under counter fridge/freezer. This property will be sold freehold.
The water supply at present is from a rain water tank at the side of the house. This is transferred to a tank on the loft and distributed around the house via gravity. The area has a group water scheme - it costs €700 to join and about a €1000 to get connected.
There are 2 sheds – The larger shed is divided into 2 parts – one is a workshop – the other section do as you please – There are power points. There is also a “mezzanine floor” which acts as a further storage area. There is access at the back which is line with the land to the rear – so if you have a very large ladder this would be the way to store it. The other shed is just across the road, it has a Russian vine growing over it along with a wisteria which is an evergreen vine to cover the shed in the winter - on the other side is a kiwi vine –. The other side of the shed is south facing so we planted a fig tree.
We have an 8x6 greenhouse – raised on blocks for easier access and increased shelf space. The property is about 170 meters above sea level, slopes in to the south. We have planted, plum, meddler, hazel nut, apple, gooseberry, blackberries, and other trees.
Ballinamore has the county library there and can order books for you - A few pubs, shops, hardware store and post office and sports centre. It is great cycling into Ballinamore –There is a farmers market in Carrick-on-Shannon on Thursdays. There is also a car boot sale on Sundays at Carrick. There is a 24 hr Tesco’s which can be handy and a new Tesco's has just opened in Ballinamore. Enniskillen is about 25 miles away with a lot of UK shops and banks etc – a very good library which you can borrow from even if you live in the Republic.
