Selling with regret; obliged by health considerations. For ten years this has been awonderful holiday home for me and guests (giving additional income of £4 - 7K per year without 'pushing it'). For further pictures and reviews see Property 8591 at website.
Built on a hillside it ejoys commanding views towards the atlantic and benefits from an almost constant cooling breeze . Built of reinforced concrete it is designed to withstand hurricanes. It has mains water and electricity and cable TV. It also benefits from a 4,500 gallon water tank plus pump and two solar water heaters on the roof. The property is fenced and gated, has extensive burglar bars and automatic external lighting
Externally a main feature is the large pool - 35 x 12 feet - and its deck surround (with pump house tucked underneath). Its deep end is deep - about 9 feet! A woden external staircase leads to the pool level from the living - room balcony.
The entrance drive leads down to a parking area just sufficient for two small/one large vehicle.
The garden is spacious, sloped and informally planted, mainly with trees and fruits: I often pick my own limes for example. For the entrepreneurial among you there is scope for two studios/one two bedroom apartment to be built under the house at pool level - to maximise rental income.
Internally the impressive double height living -room connects to the kitchen/utility area at the front of th house, and has a separate cloakroom. Also leading off it are three bedrooms - two doubles and one twin-bedded - each with built-in wardrobes, own ensiuite shower and toilet and small private balcony. The middle bedroom has air-conditioning - hardly needed- and all of them have ceiling fans. The far end of the living-room (360 sq.feet) leads to the main balcony (135sq.feet)with Atlantic and pool views.
The internal staircase leads to gallery for minstrels/storage plus access to first floor accommodation which is currently blocked off (easily reversed if required) and used as owner's apartment with separate steps and entrance from the front of the building. The first floor accommodation has entrance balcony (62 sq. feet) . a kitchen/living area ( 248 Sq.feet), master bedroom (240 sq, feet) with fitted wardrobe and drawers and ensuite toiet, shower and utility area. The maser bedroom leads onto a balcony with hot tub and great views, also a small study (49 sq. feet) with sea views also.
The steep approach road, which can be rough and potholed, especially in rainy season, is best negotiated by jeep - but local residents regularly use ordinary cars. The great advantage is the location, within ten minutes of departure you are in the tourist hotspot of Rodney Bay with shops/banks/ restaurants/beaches/nightlife. You are also less than fifteen minutes from Pigeon Island National park, a principal venue for the famous annual jazz festival and a similar distance from the Bausejour Test Cricket stadium - with powerful binoculars you might be able to follow play from the villa balcony. Golf afficianados are well served too and the Rodney Bay Marina (which you can walk to in about fifteen/twenty minutes) is a main starting point for whale-watching and scuba trips and daytrips to Martinique. And of course the Friday night Gros-Islet street party ..But of course you do not have to go anywhere - just relax by the pool!
