Solid country house with plot of land and nice views situated in a picturesque tourist area just 1 hour away from Sofia, Bulgaria. The property is located on a quiet side street within the limits of the village.
It consists of solid house, tools shed, storage building and plot of land of 390 sq.m. The owners have building permit and all the necessary documentation for the construction of spacious annex with area of 32 sq.m. situated in proximity to the house. The main building is just several years old and when it was purchased by the current owner it received some improvements.
The house has one floor which holds lobby, corridor, bathroom with shower, living room with dining area and kitchenette and one bedroom. With the help of a folding metal ladder one can go to the attic with balcony and underroof space suitable for second bedroom. The idea for the building of the annex is to hold spacious living room with dining area and kitchenette, small bathroom with shower and toilet plus one bedroom. This building, if erected, is to provide additional living space for everyday use and to host any guests. Under the house one can find also a basement.
The yard around is small, flat and very easy to maintain. There are some vines here as well as a few fruit trees and raspberry bushes. The property has running electricity and water and also has second water supply which is very cheap and can be used for watering the garden. The house provides nice views towards the surrounding area, the near mountain range as well as towards parts of the village and the valley. The property can be accessed via tarmac road in good condition.
The village where this house is situated is in proximity to several famous tourist sites such as the “Vratchanski Balkan” nature park, the natural rock phenomenon known as “Ritlite”, the Cherepish Monastery, the historical memorial at mount “Vola”, the Ledenika Cave, the Parshevitsa ski track and many mountain tracks and routes. The Iskar River also flows in the vicinity of the village providing great conditions for fishing, camping, rafting.
The village is situated about 10 km away from the seat of the local council, the town of Mezdra, and is within about the same distance from the regional capital city Vratsa. In both towns one can find many shops and stores, buy or order furniture, electrical appliances, tools, construction materials, visit a doctor or dentist, have a meal at a good restaurant, enjoy a drink at a bar, get the car fixed, etc. The national capital city Sofia as well as Mezdra and Vratsa can be reached via train because the village has train stop which is served by many local trains every day.
Sofia is about one hour away from here by car and about 80 minutes away with a local train. Mezdra and Vratsa can be reached within 15 minutes of driving and about 30 minutes ride with the train. The area around is very famous among tourists due to its beauty, proximity to the national capital, the abundance of nice places to visit and easy access over road and rail.
