Charming Stone Farmhouse with Gorgeous Pool in Tuscany, Italy
Olive trees and traditional Italian aesthetics are what completes it, making it perfect for you to spend your time galloping among the hills of one of the most famous places in the world: Tuscany.
Private but not secluded, this 238 sq.m. Villa feels like it came straight out of a 1960’s Italian Film: immersed in the green knolls of Tuscany, its stone traditional finish integrates perfectly with the surroundings, as if it were but a mere natural extension of the hills and the Olive Trees. An enchanting paved passage crosses the gorgeous garden, leading to the main building.
What welcomes you is a classic stone outdoor staircase, and some of the hidden gems of this home: an outdoor stone fireplace, near a gorgeous fire-wood oven. Back in the day this used to be the utmost centre of a farmhouse, where on Sundays everyone gathered and helped bake bread for the whole week. Since it takes a long time to warm up (the inside is usually quite spacious) more families used to come together – those who didn’t have an oven came over bearing gifts as well, and they baked the whole day.
From the door near the staircase you enter the gorgeous living and dining room: its voltine ceiling is the first thing you notice, typical of elegant, gorgeous Italian Country Houses. A stone arch connects the two areas of the room, with their large windows leading out to the garden and providing plenty of light to the room.
From there you can access the kitchen, which is extremely bright thanks to its splendid glazed door with a view on the garden – a must in Italian Villas. Life in Italy is often spent hovering back and forth from the garden to the inside of the house… people love cooking with well open doors leading out to the garden, which allows them to chat with the guests outside or just enjoy the sound of chirping birds. In the kitchen you can also behold a part of the ancient stones that used to constitute the walls of the original farmhouse, which were carefully preserved during the restoration.
On this floor you can find a bathroom, a technical area and two useful storage spaces, where you can keep cleaning utensils or which you can turn into a pantry.
Another typical feature of luxurious Italian country houses: a cellar with outside access, perfect to store wine. Italy is worldwide known also for its amazing wines, which you can collect in this area and take out for friends and family when they come over.
Accessible from the comfortable indoor staircase and from an outdoor stone staircase – as often happens in Italian country houses, the first floor functions as the nighttime wing of the villa. A bright entrance leads you to the three bedrooms and a bathroom – all restored with an eye for their original classic style, meaning wooden beams and pianelle ceiling as well as large bright windows.
A gorgeous 19 sq.m. terrace accessible from the master bedroom is what makes this floor so special: a private spot thanks to a gorgeous tree shielding it from direct sunlight, but with a beautiful view on the pool and a lush maritime pine.
A charming 43 sq.m. guest house, located in the vicinity of the main villa, is perfect for a quiet retreat for friends and family, which grants them a great deal of privacy yet is at a stone’s throw away from the main house – great for meals together and fun get-togethers by the pool.
It is composed of a kitchen with a dining room, a bedroom and its bathroom.
Also, very useful is the 82 sq.m. shed currently used as a storage for agricultural tools, but which may also be converted into a garage.
This property is surrounded by 3 hectares of land, where a 5x10m luxurious pool is located, in a cozy private spot near both buildings of the Villa. Around the Villa there is a comfortable stone pavement, great for placing outdoor chairs and a gazebo to dine outside during hot summer evenings.
You can also find ten olive trees growing in the garden, among many other gorgeous trees.
This stunning Tuscan Villa is located in the Lucignano municipality, a town near Arezzo which recently joined the Association of the most beautiful Italian Borghi – a borgo (lit. “village”) is a fascinating small Italian town, generally fortified and dating back to the Middle Ages or the Renaissance era.
Lucignano sits on a hill in the Val di Chiana, a mostly hilly valley well known for its extremely high-quality Olive oil and wine production. This valley stretches on the border between Tuscany and Umbria. It is the very heart of Italy and its culture, for it is in Arezzo that Francesco Petrarca, Michelangelo and many other Italian artists were born. Lucignano is a gorgeous traditional Medieval town, dotted with many gorgeous churches and ancient buildings, cobblestone alleys and cozy restaurants.
Only 5 km away from this property you can also find the Valdichiana Village, a large shopping outlet well connected to the A1 motorway and visited by people from all over central Italy.
Its location is perfect for reaching the most famous towns of central Italy, such as Firenze, Siena and Perugia, while still being a quiet area, away from mass tourism and with an extremely curated countryside – an area that feels as if it stopped in time, in a far away era of gorgeous Italian borghi and their ancient traditions.
