2 bedroom semi-detached village house (90 sqm) with detached garden (about 100 sqm) peacefully located in the “Porchetta” locality of the pretty village of Agliano, (730m asl so no mosquitoes!), just 1.7km from the beautiful and much photographed Gramolazzo lake which can easily be reached on foot.
The house is laid out over 2 floors and is in good order, including the roof which was restored in around 2004. Double glazing and wood fired central heating to radiators. Original ceiling beams can be exposed.
The front door opens onto a hallway off which there is a dining room with archway to kitchen area. On the other side of the hall there is a large sitting room with smaller room (with window) off.
Granite steps lead upstairs to two large double bedrooms (one has a good sized terrace with lovely views) and a bathroom.
The enclosed garden is entered via a gate just across the village lane and measures about 100 sqm. It has apple trees and a pear tree and is ideal for al fresco dining or just relaxing with a good book and glass of wine (or cup of tea!).
A bread van visits the village every morning from Monday to Saturday and there is a small café in the village. From the village there are a number of lovely walks which can be taken to surrounding villages such as Castagnola (with its super view of Gramolazzo lake) and to the lake itself.
Gramolazzo has a butcher, pizzeria, restaurant/hotel, newsagent, grocer, chemist, bank and camp-site It is well known locally for its annual sculpture competition – much of the local economy revolves around the marble that is quarried from the mountains.
The bustling mountain town of Piazza al Serchio (with train station on the line from Pisa airport) is about 8 km away and provides extensive shopping and services as well as a weekly open air market and open air swimming pool.
The coast (Lerici) is less than 1½ hours away while the local ski resort of Careggine is about 40 minutes away. The much larger and very equipped resort of Abetone is just over 1½ hours away by car.
Lucca and Pisa airport are about 63km and 88km away respectively.
