The holiday village is situated in the center of scientifically proved longevity region.
Typical for this region are the following health features: mountain air breeze circulation, negative air ionization, high biological UV area, air with low microbe quantity, high clean air intensity.
The complex will be your convenient base for skiing in the winter, and for mountaineering, fishing, biking and relaxation in the summer. The chalets are only 2.5 miles (4 km) from the Studenets Ski Lift Station and 1.9 miles (3 km) from the main road (panorama) between Pamporovo and the city of Smolyan. This development under construction is ideally located for the private buyer and investor. Each Chalet consists of two floors with unique open-plan living room, modern fitted kitchen, cozy fireplace and elegant veranda on the ground level. A design staircase with beautiful windows leads to the second floor, which comprises two double bedrooms with a common terrace and a large bathroom. Each property will have 107 sq.m of total built-up area, 250 sq.m private garden, one car parking space, local security and fire-alarm system.
To complement the chalets, the complex will incorporate the following on-site facilities:

The complex is situated in the famous ski resort of Pamporovo. It is the most Southern ski resort in Europe and the sunniest Bulgarian mountain resort with excellent snow cover troughout the whole season. Pamporovo is 240 km away from Sofia - the capital of Bulgaria and 85 km from the second biggest city - Plovdiv. The climate in the area is characterized by soft winter with about 120 sunny days during the skiing period - from mid-December to mid-April. The ski runs in Pamporovo come in all hardship levels. They are located on the northern, eastern and western slopes of The Snejanka Peak.
We will offer all property owners in the complex an efficient and highly effective Property Management and Letting service. We will provide professional management and maintenance services for the whole complex and for all chalets.
The annual maintenance fee is 800 Euro and will cover the following:
- Maintenance of the gardens, alleys, parking lots and communal areas.
- Maintenance of the sauna and fitness/GYM.
- Maintenance, cleaning, electricity and water bills for all communal areas.
- Security for the villa complex.
- Giving/collecting keys for chalets.
- Standard repairs occurring from normal use.
LETTING MANAGEMENT (not compulsory)
Marketing all Chalets. Owners who want to rent their chalets to skiers and tourists will be offered our letting services. The professional tour-operators will source the reservations and advertise the chalets. For letting of the chalets we charge 15% of the total rental income.
Regular monthly reports will be prepared and available for the chalet owners who will be able to log into our reservation system and to track the past, current and future reservations, availability and occupation, income, expenses, etc.
PROPERTY MANAGEMENT (not compulsory)
The annual charge of 450 Euro per year covers the following services:
- Management and maintenance of all relevant documentation.
- Organisation of any and all maintenance required at the villa, inclusive of regular cleaning, change and laundry of linen, preparation of the villa for rental, everyday cleaning when the apartment is occupied by tourists, etc.
- Organisation and payment of any and all expenses relating to the property to third-party suppliers: e.g.: bills for power and water supply, digital TV, Internet subscription, cleaning and the general maintenance of the apartment, including repairs and renovation as and when required etc.
- Organisation and the payment of the annual property tax (funds must be supplied by the villa owner).
- Marketing the property to tour operators and travel agencies for rental to their client base of tourists
- Reception desk services and dispatch, key services to incoming and outgoing tenants/vi
