Extendable brick house in safe village 30 mins from Budapest on highway, train and coach available.

My name is Péter Fejes from Hungary. I am a retired HVC and Quality Control engineer and a real perfectionist offering a house that I renovated myself.

If you choose my house, you will get a massive, U-shaped brick house on frost-resistant basalt basis with an inner courtyard, a covered carport and a garage, as well as a garden behind the house.

The house is in a pretty and safe village called Püspökhatvan. There is a lake for fishing and swimming 30 mins walk from the house.

The house faces a calm street with pavement and it is 5 mins. walk from the centre of the village with the grocery shop and church.
You will find a family doctor and a dentist in the village.

There is railway and bus stop in the village with no disturbing noise at the house. Neighbours are really nice and helpful. My late elder brother used to be the priest in this village. The village is safe, people are hardworking in this area. There are enough jobs opportunities in the nearby towns or in Budapest.

In front of the house there is a nice and clean lawn area with 3 fruit trees. Behind the house there is a garden of 1800 m2 with lawn and young fruit trees in good condition. The land can also be rented out to local people I have contact with.

I have renewed the beautiful old wooden portal and the ornaments on the street facade.

I provided the house with 15-cm external insulation and 10-cm rock-wool insulation in the attic area 4 years ago.

The primary heating of the house is provided by a 2-year-old VISSMANN-VITODENS gas circulating boiler. The pipes to the radiators are newly made of copper. The radiators are under the windows. The house has 5 chimneys to be able to provide the best possible heating. All bathrooms are equipped by economical infrared heating apparatus. Alternative heating opportunity with metal fireplaces is available and included in the price.

The property has double water system. I use the water from the village system for the house and I have an own well for the garden and the courtyard.

The house has 4 rooms facing the street, while the rest of the rooms are facing the inner courtyard. The street rooms are calm too as there is little traffic on the street. On the left side of the building there is a covered corridor in front of the rooms. The courtyard has an own fence with a lockable gate.

The building can be used as one big house or it may perfectly function as three individual flats:

Flat 1 - on the right side of the building:
61 m2 + 27-m2 garage: one big room with a fully equipped kitchen, a bathroom with bathtub and showering possibility and a separated toilet. The tiles in the bathroom and in the kitchen were changes 2 years ago. Access to the garage directly from the flat and it can be reached from the courtyard as well. Next to the garage there is a storage room, and a stable whose roof has been removed. It is possible to build a 50m2 stable, greenhouse or a storage room along the wall without a building permit. Good quality building material - bricks, roof tiles, wood - are available and are included in the price.

Flat 2 - on the left side of the building:
70 m2: 2 big rooms and a really modern kitchen with a kitchen island. In this flat, besides the radiators, new floor heating is also provided. There is a bathroom with bathtub and showering possibility, as well as a separated toilet with a bidet.

Flat 3 - on the right side of the building:
50 m2: a hall, a smaller room with a big kitchen area and pantry. There is a a bathroom with a bathtub and showering possibility and a separated toilet with a bidet. The kitchen has been built up till the water stamp.

Access to the attic area is at the end of the corridor on the left, after flat 3.
