The potential of this property is clearly visbile for anyone who can look beyond the greenery that has taken over! This old farmhouse has roots dating back several centuries and has over time been modified and partially renovated. A few years ago it was left on it's own but there is plenty to recuperate! The buildings
The study mainhouse is a mix between ancient, the oldest parts date back to the 16th century, and recent renovations. The top floor is connected via an internal staircase but also accessible via the external staircase. Ths makes it possible to create either one home of 2 seperate apartments. The ground floor is to be finished, the current state offers possibilities to adjust the layout. The first floor has finished spaces but culd use a good clean up.
Apart from the main house there are 2 annexes. One to the right of the house and a second one up to the right of the driveway. The first one has been used as garage and wood storage but would also make a lovely apartment or workshop/studio. The other one has been used as a guest cottage in the past but has to be renovated.
The land
The property features two entrance gates, a main gate with a road leading up to the house and a service gate with a road at a lower level to the back of the house. A total of 3 ha of land is included. Part consists of an abandoned olive grove which can be recuperated, part is woodland. Around the house are traces of the old garden and terasses and it should be quite easy to bring it all back to it's former state.
Surroundings
The property is situated at 13 km from the stunning historic center of Assisi in a soothing setting of hills, fields, vineyards, woods and views. The first village with amenities lies at 6 km distance. The bustling student city Perugia lies at 20 km distance and to the south there is Spello, Trevi and Spoleto. Both Perugia and Spoleto are internationally known for their music festivals. The vineyards of Bevagna and Montefalco are also just around the corner. The nearest international airport is Perugia.
